Bocam Park lies immediately adjacent to the south west of Junction 35 of the M4 motorway. It is approximately 3km north of Bridgend, 20km west of Cardiff and 30km east of Swansea. Cardiff International Airport is approximately 15km to the south east of the site.

The location offers excellent amenities nearby including convenient shopping at Pencoed, pub/restaurant,Travel Inn, McDonald's etc., on the north east side of Junction 35. The site has already attracted a number of high profile occupiers including the new Mercedes South Wales headquarters.
